Roof Replacement Warning Signs

Roof Age 

The very first step in determining whether or not you need a roof replacement is checking through your home or building records. When was the home built? Has the roof ever been replaced? If so, when?

The common consensus around total roof replacement is that the average shingled roof lasts between 20-25 years. If you know your roof was built or replaced more than 20-25 years ago, it may be time for a replacement. At that point, however, it is time for an inspection.

Roof Shingles

Visible signs of damage are another healthy indicator of whether or not you need your roof replaced. Check your roof’s shingles. Are they missing in spots? Are they crumbling? Are your shingles cracked or buckling? Have they curled up and left exposed areas? 

Another great way to detect damaged shingles is to check your gutters for shingle granules. This will tell you whether or not your shingles are crumbling and breaking off during storms.

Shingle damage can mean you need a complete roof replacement, but it can also mean you simply need a few areas patched up. If you see signs of shingle damage, you should get a roof inspection from a trusted roofer to let you know the next steps to take.

Roof Moisture and Plant Growth

Moss and greenery is a welcome sign in your garden but an unwelcome sign on your roof. Moss and other plants growing on your roof are a sign of moisture that isn’t being fully evaporated after the rain. This moisture gets under your shingles when they are missing, or there are gaps between them that let the rain in. This trapped moisture can ruin your roof if it remains unaddressed. Other signs of moisture trapped in your roof are if your roof bounces or squishes inward when it is walked on, both signs of a weakened foundation.

You can remove moss and other plants yourself with a scrub from a stiff brush, but make sure to address the underlying moisture problem as well by contacting a professional. An excess of moisture can be a sign that the entire roof needs to go.

Ceiling Discoloration

Discoloration on the interior of the building is another clear sign that a roof is in obvious disrepair. If your ceiling is yellowed or you see streaks down the walls, this is a sign of your roof or gutters leaking and allowing moisture into your home. This buildup of water inside the home can cause molding, among other problems, and needs to be addressed immediately.
